Selling property in Qld? New Disclosure Laws take effect from 1 August 2025!
Change is Coming – 1 August 2025 (But It Doesn’t Have to Be Scary)
You may have heard that new laws are coming into effect from 1 August 2025 in Queensland, which means changes for both sellers and buyers of property.
While change can feel daunting, we’re here to support you every step of the way.
What this means for Sellers
Sellers will now need to prepare a ‘Disclosure Statement’ before a buyer signs a contract to purchase their property.
The Form 2 Disclosure Statement must be given to buyers before they sign the contract. Preparing this early allows you to move smoothly and quickly through contract negotiation and signing.
Depending on the information that you have, you are likely to have to provide additional documents and copies of property searches e.g. title search, plan search, etc to the Buyer with the Disclosure Statement.
What this means for Buyers
Buyers will now receive extra documents prior to signing a contract to purchase a property.
This is designed to improve transparency and ensure you, as the buyer, are fully informed before committing to a purchase.
Services We’re Offering
We are offering to take the stress out of this additional step for Sellers, by preparing the Disclosure Statements on their behalf, for a fixed fee. This will include conducting any property searches and completing the Form 2 Disclosure Statement.
As an added bonus, if you engage us to prepare your Disclosure Statement, you will receive a discount on your conveyancing fees!
For Buyers we are happy to review the Disclosure Statement and explain all of the information and searches in easy to understand terms.
As always, we are here to assist and will continue to provide updates and guidance as these changes roll out.
Please don’t hesitate to reach out with any questions.
